Send it once. It gets written down, assigned, scheduled around you, and followed until the work is genuinely finished — not until somebody got dispatched and everyone moved on.

Emergency first

If you smell gas, see fire, or someone is in danger, call 911. For an active water leak, no heat, no power, a sewage backup, or a door or window that will not secure, call (213) 276-1497 rather than using this form — a form waits for someone to read it.

Maintenance request

What is broken?

The more specific you are, the fewer trips it takes to sort out. Where it is, when it started, what you've already tried, and whether someone needs to be home.

  • Logged the same business day it arrives.
  • Assigned to a vendor whose license and insurance we have on file.
  • Scheduled with you before anyone enters the unit.
  • Closed out with photos, so it does not reopen in three weeks.

Rent and lease questions

Rent, lease terms, renewals and deposits go through your owner or their broker, not us. We handle repairs, access, and the condition of the property. If you're not sure who to ask, call anyway and we'll point you to the right person.

Optional, but it is how you get written updates.

How urgent is it?

Submitting this does not authorise entry. Someone will contact you to schedule before any vendor comes out.
